Position Summary

SUMMARY:

The Project Manager is responsible for American Tower’s services business on assigned projects.  The Tower Services organization is responsible for the acquisition, zoning, permitting and overall project management of tower builds.  Primary responsibilities include fostering customer relationships, managing budgets, project timelines, goals and resources. The incumbent is accountable for achieving revenue and cash flow targets on a monthly, quarterly and annual basis for all assigned projects.

 

 
Requirements

ESSENTIAL FUNCTIONS:

    • Manage all deployment activities of internal and external resources including but not limited to, site acquisition, leasing, due diligence, zoning, pre-construction services, architectural and engineering services, permitting, internal pre-deployment meetings, client deployment meetings, utility coordination, material ordering, construction management, tech teams, caravans and closeout packages.
    • Communicate project status to customers on a regular basis through exchange of trackers and attendance at weekly deployment meetings.
    • Manage customer needs by ensuring expectations regarding project timelines are met.  
    • Responsible for overall project financial performance and ensuring assigned projects attain an acceptable profit margin.  
    • Manage project finances by daily tracking of financial detail and by providing weekly or monthly reports as directed. 
    • Manage billing of milestone and pass-through revenue associated with assigned projects.
    • Review and approve project expense requests, purchase orders and vendor invoices relative to established budget.
    • Provide regular reports to management detailing project performance, staffing updates and new business opportunities. 
    • Ensure compliance with American Tower safety and regulatory requirements for all company personnel and 3rd party vendors.
    • Develop and maintain working knowledge of master license agreements (“MLAs”) and service contracts related to active projects.
    • Develop and grow relationships with wireless customers in partnership with Territory Manager, Business Development.
    • Assist with recruiting and training of project staff and contract resources.

    SUPERVISORY RESPONSIBILITIES:

      • May supervise and manage performance of Site Acquisition Specialists, Construction Managers, and/or outside vendors and contractors

    QUALIFICATIONS:

    ·         Established relationships with wireless carriers and site development professionals. 

    ·         Excellent site acquisition, zoning and permitting skills.

    ·         Excellent financial analysis and budgeting skills.

    ·         Excellent follow-up skills

    ·         Self-motivated, able to work in a team and independently

    ·         Excellent written and verbal communication skills.

    ·         Have a working knowledge of industry reporting databases.

    ·         Detail oriented, able to multi task and meet deadlines

    ·         Strong organizational skills

    ·         Ability to create forms, letters and fundamental spreadsheets using MS Word and Excel.

    ·         Safe driving record and own transportation.

    ·         Valid driver’s license.

    ·         Must be able to walk over undeveloped land unassisted.

    ·         Must be able to travel unassisted.

    ·         Must be able to sit at a computer for long periods of time.

     

    EDUCATION AND EXPERIENCE:

    ·      College degree in business, planning, engineering, construction management or equivalent work experience in the wireless site development industry.

    ·         Minimum 3 years of work experience in the wireless site development industry.

    ·         Demonstrated expertise in managing wireless site development professionals through prior experience in network deployment projects, site acquisition or construction management responsibilities.

    ·         Strong working knowledge of all aspects of the wireless tower industry including knowledge of tower citing and construction, engineering, zoning, tenant and ground leases, and environmental/FAA/FCC compliance

     

     

    ENVIRONMENT

    Approximately 20% performed in climate-controlled internal office environment working under normal office conditions.  Approximately 80% travel throughout project territory will be required in support of the position’s responsibilities. 

     

    While performing the duties of this job, the employee is regularly required to sit, stand, walk, use hands and finger to feel and handle, reach with arms and hands, talk, and hear.  While performing the duties of this job, the employee frequently is required to stoop, kneel, and crouch; lift weight or exert a force up to a maximum of 25 pounds.
